A non-refundable application fee of $150 is due for each individual applicant, plus an additional $150 per each adult household member (age 18+) who is not an applicant.
For the purpose of calculating the fee, spouses or a parent or parents and any dependent children are considered one applicant. Any applicant applying as a married couple must provide proof of such status, i.e.: marriage certificate, tax returns, etc.
Everyone age 18 and over will need to undergo a basic background check that is included in this fee. You will be presented with a link to pay online by credit card after submission of this application.
After submitting this application and providing all the documents (listed below,) an interview will be scheduled between all of the adult-age prospective tenants and the Cedar Glenn Association board of directors.
No sale will be completed without the certificate of approval from the Cedar Glenn Association. This certificate will be provided electronically within 48 hours of the interview, and is valid for 30 days.
You may NOT move-in prior to obtaining approval from the Cedar Glenn Association
The approval process can take up to 15 business days to be completed; please do not schedule your move any sooner than 20 business-days from the submission of this application.
You are advised to obtain Estoppel Letter before the closing takes place, as the new owner is responsible for any unpaid assessments and/or legal/fines that may have been incurred. Estoppel will be issued only after the interview with the board of directors, pending that it has resulted in a certificate of approval being issued.
Once you have been approved and have a confirmed move-in date, you will be granted access to the Cedar Glenn Online Resident Center which enables you to set up auto-pay for your association dues, paying via credit card or checking account. All residents who acquire their unit on or after Jan. 1, 2023 are required to utilize the auto-pay feature within the Resident Center.
Along with this application, you will need to provide to the Cedar Glenn Association with:
Copies of the driver’s license of each applicant and tenant; non-drivers may provide a government issued photo ID.
Valid insurance and registration documents for each vehicle that will be parked at the Cedar Glenn.
A police report for all applicants and occupants 18 years old and over.
A copy of the sales contract should be included within application package. Sales contract must reflect at least a 20% Down Payment if unit is purchased with a loan.
